Once upon a time, there was a little girl named Goldilocks. She went for a walk in the forest. Pretty soon, she came upon a house. She knocked and, when no one answered, she walked right in.
At the table in the kitchen, there were three bowls of porridge. Goldilocks was hungry. She tasted the porridge from the first bowl.
"This porridge is too hot!" she exclaimed.
So, she tasted the porridge from the second bowl.
"This porridge is too cold," she said
So, she tasted the last bowl of porridge.
"Ahhh, this porridge is just right," she said happily and she ate it all up.
Everyone knows the tale of Goldilocks and the Three Bears, but did you know this tale can relate to property investment? It’s true, just like the porridge, and the chairs, and the beds, there are types of investment properties that don’t quite work and types that are “just right.”

Our team of professional investors has been buying and selling property for a long time and, just like Goldilocks, we tried out a bunch of different types until we found the ones that were just right (but we didn’t just walk into them without permission, and we don’t recommend you do either).

All of the little squares represent property types available to investors. That green circle in the middle? That’s what we like to call the “sweet spot.” It contains the three types of properties that will give you the ideal balance of time and money. The ones that are just right.
The first “just right” property is the Townhome.
Townhomes are typically great for investors who are just starting out, or who are looking for a smaller investment to add to their portfolio. That’s because townhome investments require the least amount of time/management commitment. There’s usually no yardwork and little maintenance required.
For this reason, investors who are less experienced, or those looking to take a step back from their management responsibilities will appreciate the benefits of investing in a townhome.
